About Westheimer Lakes

Westheimer Lakes is a 592-acre master planned community that is centrally located between 1-10 and US 59 at the Grand Parkway. The community encompasses 2,802 predominately resident owned homes in North Fort Bend County. The community is broadly split into two sections bisected by FM 1093; Westheimer Lakes North and Westheimer Lakes South.

Westheimer Lakes North is a 287-acre ungated section located to the North of FM 1093 built in XXXX. Community facilities include a recreation center; a management office; a fitness center; a summer season junior Olympic swimming pool; a playpark and ample recreational greenspace. All Westheimer Lakes residents have access to these facilities.

Westheimer Lakes South is a 305-acre section located to the South of FM 1093 built in XXXX and is further subdivided in six villages:

Canyon Villas, Canyon Village, Canyon Lakes and Horseshoe Ridge are ungated villages with community facilities located on Canyon Fields Drive. Community facilities include a welcome center; a year-round Splashpad; a summer season fun pool; a playpark, a volleyball court, two tennis courts, a basketball court; party cabanas and ample recreational greenspace. Westheimer Lakes South also boasts a unique multi-space facility for our teenage residents called The Hangout. All Westheimer Lakes residents have access to these facilities.

Canyon Falls and Canyon Springs are unmanned gated villages with a large decorative lake and a newly built pocket park on North Lakefair Drive.

Canyon Gate is a manned gated village with community facilities located on Hampden Valley Drive. Community facilities include a recreation center; a management office; a fitness center; a year-round junior Olympic swimming pool; a playpark and ample recreational greenspace. These facilities are limited to Canyon Gate residents only, but there is a decorative lake with walking paths that can be accessed on foot by all residents.

What is the Board's role?

The Westheimer Lakes Property Owners Association (POA) is lead by a volunteer Board of resident Directors. The POA Board is responsible for many aspects of managing community including the appointment and direction of the management company, the enforcement of our governing documents and by-laws, effective financial management of incomes and expenditures, and to maintain the general character of the community. The current Board is highly active within the community and each member typical volunteers between 8 and 40 hours per month depending on the season and the projects that are underway within the community. In addition to their leadership responsibilities, the current Board is also working with managers, residents and community partners to deliver the following to the community:

  1. Maintain high standards so Westheimer Lakes remains a community that is safe, beautiful and enjoyable to live in.
  2. Commit to open and honest communication with residents at community meetings and through the community’s online homeowner portal.
  3. Promote the benefits of Westheimer Lakes to non-residents to increased demand for houses and to ultimately increase the value of our houses.

Any resident property owner on record is eligible to stand as a Board member at the annual general meeting.

What is the Management Team's role?

Community management services are provided by the Crest Management. Four dedicated Crest Management staff members work in the our welcome centers managing all aspects of the community including resident registration, maintenance activities, vendor management, capital project management, and Covenants, Conditions & Restrictions (CCR) enforcement to name a few. Our onsite staff are committed to managing our community with the Crest Management core values of Family, Customer Service, Integrity and Accountability, Loyalty, and Innovation and Improvement. Additional back-office services are also provided by Crest Management, architectural review software, financial services and payment collections.

Our onsite staff are the first point of contact for all residents who need information, help or would like to get involved with the community. The community manager is also the first point of contact for the Board of Directors, so feel free to contact her if you would like to meet with the Board of Directors privately in executive session.

OFFICE HOURS :

Canyon Gate will remain as Tuesday and Thursday 8AM-2PM

North Office M-F 9AM-5PM, Closed 1PM-2PM For Lunch and Thursdays for Inspections

Splash Pad Office Tuesday, Thursday, Friday 12pm-6pm, Wednesdays 1pm-7pm, Saturdays 9am-3pm
